Fiduciary Real Estate Development, Inc. (FRED) was founded in 1985 with just 248 units. Since then, we have grown into 3 states, managed over 8,000 units, and become the career-home to more than 200 kind, compassionate, and passionate employees.

Founded
Since 1985, we have been perfecting the craft of ensuring that apartment is synonymous with home. Founded by Wisconsin native's Ted Kellner and Bill Arpe, Fiduciary (FRED) was built from the ground up with just 249 units, $5.9M in assets and 3 employees.

2007
The growth in our company was evident in the need to relocate our corporate office. Moving from our former Mason St. office, we now called 789 N Water (our current office location) headquarters.

2010
Our 25 year anniversary was celebrated with our 140 employees. In ucpoming years, we would expand to Minnesota with the development of 36 Park Apartments in St. Louis Park, MN.
2018
A major milestone in FRED's history, the merger of HSI Properties and Fiduciary Real Estate Development, Inc. brought a new portfolio of properties and team members to the organization. FRED is now officially the largest multi-family housing operator in Wisconsin. In upcoming years, we will grow into Illinois with the development of Seasons at Randall Road in West Dundee, IL.
